Liang Court

The former shopping mall, Liang Court was built around the 1980s. And is located at 177 River Valley Road. It was built by Wuthelam Group. And was owned by a businessman named Goh Cheng Liang. This property consists of a list of service apartments and a tower block shared by Hotel New Otani. In 1999, 58.9% stake of the Liang Court was bought by the Pidemco Land, then upon their take over, they renamed it to Somerset Holdings. After a year, Ascott Group appeared and merged with Somerset Holdings. By the year 2006, the Liang Court Mall was sold to Asian Retail Mall Fund II.

The different ownership history of Liang Court only shows the high potentials of it. The current owner of this property is the PGIM Real Estate. Which has an agreement with CDL (City Developments) and CapitaLand for a sale of $400 million.

The service residence and the Novotel are already taken over by the Ascott Residence Trust and CDL Hospitality Trust (CDLHT) which are subsidiaries of CDL and CapitaLand. There are rumors that three developers will make a joint development project on the site.

Liang Court Location

Now that the Liang Court has been taken over by two companies, a huge possibility of redevelopment is expected. Liang Court property is proposed to be rebuilt into a mixed-use property building. It is expected to have a gross floor area of 100, 263 square meters, which is currently subject for approval. The proposed project will comprise a commercial complex, service residences and even a hotel. Its first phase is expected to start by the year of 2024.
